Welcome to the “High Country Home!”

High Country House Illustration

“Designed for western living” by architect Bruce Sutherland and realized by builder Clyde Mannon Associates. This historic modern architecture was originally constructed at 1940 S York Street as an exhibit for the 1958 Denver Home Show. Now it can be found in Historic Arapaho Hills.

An ideal Usonian space utilizing the neighborhood’s trademake rhyolite masonry to dramatic effect. Thoughtfully designed, this three bed/ 2 bath home lives larger than its 1460 square feet thanks to a 400+ square foot covered breezeway and two other separate patios. The large .27 acre lot provides privacy and ample space for outdoor living.

Open layout with walls of glass, the hallmark of mid-century modern architecture, features prominently in the living, dining, and kitchen areas. Counterpoint to the glass is an expansive rhyolite fireplace wall with a large black metal hood and long raised hearth.

Still a wonderful home, the Clark House now finds itself in need of some appreciation and restovation. The original structure has not been altered and the home is largely original with the exception of some 80’s era cosmetic choices. It’s all one level with no steps, an ideal spot to age in place.

Due to its historic designation, preservation tax credits up to $50K are available along with other potentiantial incentives. A blank slate ready to be showplace once again!

Several of my clients have achieved great things on this street and it’s a wonderful enclave.
